Letter Ideas - Landlord Referral

Looking for more Landlord leads? Do you already have a referral scheme for new Landlord business?

There's a group of people out there who, statistically are more likely than any other to know Landlord contact details. We are of course talking about tenants. 

Tenants are often overlooked in the industry as while tenants speak directly to the letting agent for maintenance or issues with rent,  they're technically the Landlord's customers, not the letting agent's. This does mean that a few tenants who don't feel listened to, go out of their way to locate their Landlord's contact details. A good proportion of long term tenants would have already obtained emails, contact numbers or physical addresses of their Landlord. 

The idea behind this campaign would be to write to tenants directly and be on their side. "When your boiler broke down, how long did the repair take? Here at Letting Agent and Sons, we aim to repair issues like this in 24 hrs". Just as an example. 

You're attempting to build trust with people who often don't feel like they have someone on their side. Then in the same letter, offer some sort of referral scheme if their Landlord gets in touch with your agency (The GDPR compliant way. Whereas asking the tenant for personal information will put you at odds with GDPR). 

Referral schemes we've seen work in the past would be things like redeemable vouchers for local establishments like restaurants or cinema complexes. Nothing too expensive for your lettings business but something that should get the tenants attention. 

You would also need to factor in how an tenant becomes eligible to claim your offer. Something like "only redeemable once your Landlord has made contact with our office, and mentioned the address of your property". 

OK, we can see what's in it for the tenant, but why would a Landlord get in touch? Well if a tenant has their Landlord contact details, one could easily assume they use them. For the Landlord, the benefit would be your offer of a more timely approach to solving maintenance issues than perhaps their current managed agent. A happy tenant would be less likely to use said contact details. 

As for explorer, the only filter you'll need aside from a location would be ticking Privately Rented;

You could also consider type of property, if you're looking to increase your rental stock for certain buildings, but this approach is not required for a referral scheme letter campaign. 

It isn't a practically complex campaign, but has proven a useful way of generating new Landlord leads.
