The year in data (so far)

In our second newsletter, the team here at Homesearch are excited to share some of the data we're tracking within the property sector.

First up, and in April's theme of heightened activity and buyer confidence, the data team here have pulled together the average property value for sales agreed so far in 2024. What we've found, is that in almost all area's of the country, property prices are back on the raise.

Some of the clearest examples of this have been in the South West and South East;

We've been tracking the average time to sell a property during January, February and March too. Again, on average properties are selling faster then they were back in January with the aforementioned increase in buyer confidence. 

Days on market

Some notable examples of reduced time on market can be found within the North East, South East, South West, West Midlands as well as Yorkshire and The Humber.

☀️ - During the spring months, the market typically experiences heightened activity, characterized by an expanded pool of potential buyers and sellers. Slower moving and frustrated Homeowners may have marketing from the darker Autumn and Winter months.

Consider revisiting listings that are struggling to attract buyers and, if possible, refresh their photos with a touch of sunshine. Similarly, this approach could be beneficial for properties on the market with your competition. Advising sellers that their agent should be proactive in such strategies and highlighting the opportunity for a springtime refresh could be an enticing proposition if they consider switching agents.
